Render cleaning in Lincolnshire
Rendered walls in Lincolnshire take low pressure and a biocide, and nothing stronger. High pressure blasts the top coat off a silicone or monocouche finish, opens up pebbledash so it sheds stone, and voids the manufacturer’s warranty on a wall that may only be a few years old.
How the job goes
- The photos A photo of each affected elevation shows the type of render, where the water has been running and whether the staining is organic growth or something coming out of the wall.
- Protecting what is below Borders and beds are wetted down first and paths are sheeted where splash is likely, because what comes off a wall lands somewhere.
- Biocide at low pressure A biocide goes on as a soft wash — low pressure, wall-safe dilution, worked top down so it does not dry in patches.
- Dwell, then rinse It is given time to work, then rinsed at low pressure. Deep black staining under a downpipe often wants a second treatment, and that is said on the day rather than quietly skipped.
What this does not cover
Cracked, blown or hollow-sounding render is reported with photos rather than repaired, and painting or re-coating afterwards is not part of the job. Pebbledash that is already shedding stone will shed more however gently it is washed — that gets said before anything starts. Staining that is coming out of the wall rather than growing on it, such as salts or rust from a fixing, does not respond to cleaning at all, and the photos usually show which it is.
Questions about render cleaning
Does a biocide stain painted render?
A wall-safe biocide at the right dilution does not, and that is the reason the dilution matters more than the pressure. What does mark painted render is a strong mix left to dry in sunshine on one patch, so the work goes top down on a shaded elevation where there is a choice. A small test area on a back wall settles it on anything unusual.
What happens to render that has already cracked?
It gets photographed and left. Water pushed into a crack travels behind the render and comes out somewhere worse, so the cleaning stops short of it and the crack goes to whoever repairs render. Cleaning first and repairing afterwards is the wrong order, and the photos are there to show the state of the wall before anything was touched.
How often should a rendered wall be washed?
North and east elevations in this county green up faster than south ones, and a wall under trees or beside a field faster again. A soft wash with a biocide keeps working after the visit, so most walls want doing again in years rather than months — and the first one tells you which sort of wall you have.
