Driveway and patio cleaning in Lincolnshire
Block paving, concrete and stone flags in Lincolnshire are the one place high pressure is correct and expected. A rotary surface cleaner holds the jets at a fixed height and spins them, which lifts the algae evenly instead of leaving the tiger stripes a hand-held lance writes into a drive.
How the job goes
- The photos Photos of the whole drive and a close one of the worst corner show the surface, the pattern and whether the joints still have sand in them.
- Clearing and edging Weeds and moss come out of the joints first, and the edges and steps are done by hand where the rotary head cannot sit flat.
- The rotary pass The surface cleaner goes over in overlapping passes at a steady walking pace. Even coverage is the whole job: a drive cleaned at two different speeds shows it for years.
- The rinse down Silt is flushed off the surface and out of the gullies rather than left to dry into a grey film, and the surrounding paths get washed down too.
What this does not cover
Re-sanding the joints and sealing the surface are separate jobs and are quoted separately — a cleaned drive loses some of its jointing sand and it is worth replacing, but it is not included by default. Tarmac is not cleaned at high pressure, because the binder lifts and the surface opens up. Sunken blocks, failed edging and oil that has soaked all the way in are flagged rather than fixed; deep oil usually lightens rather than disappears, and that gets said beforehand.
Questions about driveway and patio cleaning
Will high pressure lift the blocks?
Not when the water stays flat and moving, which is what the rotary head is for. Blocks come loose when a narrow jet is held at an angle in one spot and washes the bed out from under them. Blocks that are already sunken or rocking get photographed and left, because cleaning round them is honest and cleaning over them hides a problem.
Does the jointing sand need replacing afterwards?
Some of it, usually. Cleaning takes out whatever the weeds were growing in, and empty joints let the next lot straight back in. Kiln-dried sand or a polymeric jointing compound goes back in as a separate piece of work — ask for it with the photos and it can be priced at the same time.
Can black spot lichen be removed completely?
Often not completely. Black spot bonds into the surface of concrete and natural stone rather than sitting on it, so pressure alone lifts the loose growth and leaves the staining. A biocide treatment afterwards fades the rest over weeks. Anyone promising a spotless slab the same afternoon is describing a different surface.
